Senior Quantity Surveyor Vacancy

An excellent opportunity has arisen for an experienced Senior Quantity Surveyor to join our Building Department, following the forthcoming retirement of a long-serving member of the team.

We’re looking for an experienced and commercially minded Quantity Surveyor to take on a senior role, working across a varied portfolio of building projects.

Key Responsibilities pre-tender

• Provide assistance to the estimating team with the preparation of cost plans, budgets, estimates, bills of quantities, and tender documentation.
• Provide assistance to the estimating team with evaluation of contract conditions and evaluation of associated contract risks.
• Provide assistance to the estimating team to evaluate commercial risks and opportunities.

 

Key responsibilities post tender

• Lead the commercial management of construction projects from tender through to final account.
• Review construction drawings, specifications, and scope of works into individual work packages and to identify variances, changes.
• Manage the procurement process, including preparation of subcontract packages and evaluation of subcontractor and supplier quotations.
• Negotiate and agree subcontract and supplier terms and conditions.
• Monitor project expenditure, commitments, cash flow, and cost forecasts against approved budgets.
• Prepare accurate monthly valuations, payment applications, cost reports, and financial forecasts.
• Assess and manage variations, change orders, provisional sums, and re-measurement items.
• Prepare, evaluate, and negotiate contractual claims, extensions of time, and loss and expense submissions.
• Manage subcontractor accounts, valuations, payments, variations, and final accounts.
• Ensure that contractual notices and commercial correspondence are issued within the required timeframes.
• Liaise effectively with clients, consultants, architects, project managers, subcontractors, suppliers, and other project stakeholders.
• Attend commercial and project meetings and provide professional advice on cost and contractual matters.
• Mentor and provide guidance to junior quantity surveyors and other members of the commercial team.
• Ensure compliance with company policies, contractual requirements, and relevant construction standards and legislation.

 

Key Skills and Competencies

• Strong knowledge of building construction methods, materials, and project delivery processes.
• Have excellent understanding of construction contracts, in particular the JCT suite of contracts.
• Have competency in managing and administrating subcontractors.
• Strong cost management, forecasting, and financial reporting skills.
• Experienced in managing variations, claims, valuations, and final accounts.
• Excellent negotiation, communication, and interpersonal skills.
• Strong analytical and problem solving abilities.
• Ability to interpret architectural, structural, and MEP drawings and specifications.
• Strong commercial awareness with a focus on optimising project margins and maximising value.
• Ability to work independently and manage multiple projects, tasks and priorities in a fast-paced construction environment.
• Leadership skills with the ability to mentor and develop junior commercial staff.
• Proficiency in use of microsoft software, particularly outlook, excel and word.
